Readiness is a judgement, not a workflow
There's a readiness selector in the sticky bar at the top of every tab on a deal. Eight values: internal review, waiting on third parties, ready for client summary, waiting on a client decision, proceed, proceed with conditions, renegotiate, do not proceed.
It's a plain selector. Not a locked sequence, not a funnel. You can set it to any value at any time, including backwards.
Why it isn't a pipeline
The obvious build would be a state machine: finish due diligence, unlock the next stage, advance automatically when the conditions are met. It looks tidy in a demo and it is wrong for this work.
Due diligence doesn't run forwards. The solicitor raises something in week three that sends you back to a document from week one. A finding you had marked information-only turns material when the strata minutes arrive. A client changes their mind about the risk they'll accept. Software that only moves forward is software you have to fight on the days that actually matter.
A workflow that can't go backwards has never met a deal that did.
Status is always a manual call
Same principle, stated harder. You mark a deal settled, withdrawn or paused. Trace never infers it from a date going by.
A settlement date passing does not mean a deal settled. It might mean it settled, or it might mean it was delayed, or fell over, or the date was wrong in the first place. A system that quietly marks the deal complete because the calendar rolled past is a system that will confidently tell you something false, and you won't find out until someone asks.
What is automatic
Plenty, just none of the judgements. Findings roll into the cost exposure on their own. Key dates colour themselves amber inside a week and red inside three days. The next-action line surfaces the most pressing thing on the file: an active blocker first, then an overdue date, then an unreviewed critical finding.
The split is deliberate and it's the same split everywhere in the product. Arithmetic and retrieval are automatic. Decisions are yours, and they're recorded as yours.
We're building this with a small first group of buyer's agents. If you've ever fought a pipeline that wouldn't let you go back a step, we'd like to talk to you.
