The lane your broker fills in themselves

12 September 2026 · 2 min read

You texted the broker on Tuesday. They replied Wednesday with nothing new. It's Thursday morning, your client asks whether finance is through, and the honest answer is that you don't know either.

Nobody in this deal is slow. Everyone is waiting on a message nobody has sent yet.

Three lanes, and the third one gets forgotten

Most writing about deal rooms covers two outside parties: the conveyancing solicitor and the building and pest inspector. The third is the mortgage broker, and it's the one that quietly generates the most chasing, because finance status changes on someone else's schedule and nobody thinks to tell you when it does.

Each party gets a sealed lane. No login, no account, no password reset at nine at night. A six-digit PIN and a link that expires after seven days. Nobody is forwarded anything that isn't theirs, and no external party can see another's lane.

The broker sets the status, not you

In their lane the broker moves a finance status themselves: not started, pre-approval, formal approval, conditions outstanding, declined. The person who actually knows sets the value. You stop asking and start looking.

And the client never sees it

This is worth being precise about, because it would be an easy thing to get wrong. The finance status does not appear on the client portal. Not hidden behind a toggle, not shown once approved, it isn't part of what the portal can display at all.

That was a decision rather than an omission. Finance approval is a precondition of settling, not a status a buyer benefits from watching tick over. A client refreshing a page to see whether their loan is still fine is a client generating anxiety, and phone calls, for no gain. Your broker's working state stays between you and your broker.

What the client does see

The inspector's report, the solicitor's documents and comments, and their own journey through the deal, each landing the moment the person who owns it releases it. More on the deal room here.
