The finding that came from a phone call

26 September 2026 · 2 min read

The inspector mentions, while you're both standing in the driveway, that the rear extension looks like it predates the current owner and he'd want to see approvals. The selling agent lets slip that the vendor has already knocked back one offer over a finance clause. A neighbour tells you the block floods at the low end.

None of that is in a document. All of it matters. And in most set-ups it lives in your head, a text to yourself, or a note in an app you'll stop using by March.

Software that only reads documents misses half the deal

There's a lot of property software that reads PDFs. It's useful, and it's most of what Trace does day to day. But a system that can only record what arrived as a file has a blind spot exactly where the deal actually turns, because the things people won't put in writing are frequently the things worth knowing.

The things people won't put in writing are frequently the things worth knowing.

Add it as what it is

There's a button for it. Add verbal / phone finding, for anything that came from a call, a site visit, an email, a meeting or an in-person conversation. You write what was said and where it came from, and it goes in as a confirmed finding.

There's no AI review step on these, and there couldn't be: there's no document to check the claim against. It's your observation, recorded as your observation, attributed to you and dated. That's the honest shape of it.

Why the attribution matters more than the note

A note in your phone tells you what you thought. A finding on the deal tells you what you thought, when you thought it, what prompted it, and what you did next. And it sits beside the document findings, not in a different system with a different search box.

Eight months later, when someone asks whether anyone mentioned the flooding, the difference between those two is the difference between an answer and a memory.

We're building this with a small first group of buyer's agents. If your best notes currently live in a text message to yourself, we'd like to talk to you.
